Legal Question in Landlord & Tenant Law in Louisiana

I have one year remaining on a lease for my business. The building has problem with floodinga, which was not disclosed to me when signing lease. Landlord made no attempt to fix problem. Also lease stated that Building was to be in good working order. Roof leaked, plumbing was bad, half the a/c unit was disconnected. I was told since the flood problem was not disclosed at time of signing lease, that getting out of lease is a possibility. Am i correct in thinking this?
