Legal Question in Real Estate Law in Louisiana

Ad valorem tax sale

I live in Baton Rouge, LA in East Baton Rouge Parish and I purchased my house but the previous owner had it sold by the parish for back taxes after I purchased it. I thought that my mortgage company was paying the tax bill. It was paid one year but since I didn't change the tax bill to my name but the same address as the previous owner as I live in the house that I bought from them all the notices were sent in their name and the tax deed that the company bought is in the previous owners name that I bought the house from. Even though the tax bill was sent to my address and that is the one that they have on record the name was wrong on the notice and the notice published in the newspaper. But now I learn that I have lost my house becuase the 3 years had passed for me to redeem it. What can I do?

Someone did a crappy job with their title opinion. I truly do not know how you can overcome that problem. Reading your set of facts raises a bunch of red flags. I hope someone with more real estate experience can help you out.
