Legal Question in Real Estate Law in Louisiana

My brother and his ex girlfriend purchased a home jointly and broke up. They have no children nor have they ever resided in the home. (Home is still being remodeled). My brother has solely funded everything for the home, i.e. the down payment, mortgage and all utilities. His ex-girlfriend is refusing to make any payments or sign over the home. Is there a legal way of removing her name from the mortgage? Does he have any rights in this matter?

The lender is the only party who can allow a change to the mortgage.
