Getting Out of a Condo Contract

I signed an agreement to purchase a condo in 2005. It was delayed because of Hurricane Katrina. I put down a sizeable deposit on the preconstruction unit. Now I am not working and the market has tanked and the unit may not be worth the asking price. The seller is pressuring me to close but I can't get a loan. How can I get out of the contract and get my money back?
