You have to disclose any material defects in the building and property.

No. Your real estate agent has a disclosure form which states exactly what you have to disclose. Deaths on the property are not included. The disclosure laws force you to disclose things like flooding problems, mold problems, lead paint, etc. There is no spooky ghosts disclosure requirement.
