Legal Question in Real Estate Law in Louisiana

My father donated 4 adjoining acres to my sister and me (2 acres each) about 20 years ago here in louisiana. I have lived on my 2 acres for 18 years. I was cutting the grass on all 4 acres. I put a sewer drain line across her property 18 years ago.I put a driveway in about 10 years ago in the center of both our properties that I maintain and use daily. I paid to have the power co move the power to the center of both our properties about 6 years ago. All this has been done with her knowledge. She donated her property to her husband about 6 years ago, and he sold their 2 acres last month. Do I have an adverse possession claim to the property? If so, how do I file?

Adverse possession requires 30 years of possession. Adverse possession with knowledge is less time but you have to make claims to the property which you have not described. You have not moved onto her two acres but merely made improvements which benefitted both. You may have been entitled to compensation from your sister for improvements or maintenance, but you have waited too long to claim it.
