Legal Question in Real Estate Law in Louisiana

I just found out the tenant in my home in New Orlean's is using the house on Airbnb. He is doing so without my permission. I want him to stop, AND I want him to give me all money he has made doing so. Not only is he breaking the terms of the lease, it is illegal in my city so is making me vulnerable to a city fine, he is creating a security issue for the property and one neighbor who's property is connected to mine, as well as putting additional wear and tear on the property and my furnishings. How do I proceed?

If the tenant is violating the lease, you can evict him. You can't ask for money damages in the eviction. An eviction is a summary proceeding (meaning it goes very quickly), so all you can ask for is possession of your property. If you feel that the tenant owes you money, you can file an "ordinary proceeding" (a regular lawsuit) against him for the money you allege he owes you.
