heir property
my family has approx. 40 acres of land in benton , la.......we cannot find every heir to sign the agreement to sell the property...their are about 25 to 30 heirs now....most want to sell...what can we do....the older siblings are getting older and do not want to keep paying taxes...i will do it but how can we get rid of this land while they still can get something out of it?

You file a petition to partition. Any owners who cannot be found will have their money placed in the registry of the court until they claim it.

This question requires knowledge of Louisiana law, which comes from the French law, whereas California law is taken from old English law.

The answer is pretty similar in every state. You force a sale and a court decides what happens to each owner's portion. This is called "partition by licitation" in Louisiana. We speak English for the benefit of tourists and other foreigners.
