Legal Question in Real Estate Law in Louisiana
I live in Louisiana, I recently paid a deposit down on a manuafactured home from a private seller, we had to pay the balance within 60 days, which we are still in that range, the problem is they are not answering our calls or returning them. When i did contact her she said that they are still waiting on the house to become free that they were going to purchase. What if they change their minds to we have rights, and if we have to accept the down payment that they insisted on, then can we charge them interests on our money. Since papers was signed do they have to sell us the house?

Let me see if I have this correct in my mind. You paid a person to purchase a home for you, and will have to pay it off in 60 days? Why didn't you just buy the home directly from the manufacturer? Your problem is what the paperwork says about "delivery" of the home. If you were to pay it off "before" delivery, you are in a bind. An attorney cannot give you a knowlegable response to your situation without reading the paperwork. One thing I can tell you is you get no interest on your down payment unless the paperwork says they have to pay interest or you have to sue them and win, and the court grants legal interest. However, that only applies from the time you file the lawsuit Get the paperwork to an attorney, or scan it and send it to my email. Your gut is telling you they are not going to get you the home, trust your gut. BUT, before you cancel the sale, show the papers to an attorney so you don't compound your problems.
