Legal Question in Real Estate Law in Louisiana

i live in louisiana and i signed a 6 month lease; the lease is up. i moved in oct 09 without heat. the lessor and i had a verbal agreement that she would have it fixed in 30 days. she is in violiation of her own lease and our agreement. we also renegotiated the rent amount to 650. now that it has warmed up she wants 750 for rent. but still hasn't fixed the problem. i dont want to move i just want her to fix the problem. can i put her rent in escrow or should i sue her? do i send a letter demanding she fix the problems in the home?

what are my legal options?........stuck in a rut

In Louisiana, if you have a problem that the landlord refuses to fix, you may NOT stop paying rent. Here is what you can do.

1. Send a WRITTEN demand to the landlord asking them to make the repairs.

2. If the landlord refuses to make the repairs within a reasonable time, you can hire a professional to fix it and deduct what you paid the professional from your rent. Keep your receipts!
