Legal Question in Real Estate Law in Louisiana

i made an offer on a "for sale by owner" home. we corresponded by text and calls. i received text that he and wife decided to accept my offer. i responded that i was happy with decisioin the next day i dropped off purchase agreement. we discussed specific details on what stays and what goes...etc. after contacting him for two days he states he decided tokeep house on market. i asked if he had higher offers and said he had a few calls. i found out he has a higher offer. even though he accepted mine via text message and conversing with me on day i dropped off purchase agreement. is this binding? i heard i could sue him for the diffrence between my offr andoffer he gets. Help! i want this house!

The sale of real estate must be by written contract. That also goes for all related contracts like purchase agreements. Until you have a written and signed purchase agreement, irrevocable offer, contract, etc., you have nothing. He is free to change his mind unless/until he signs that written document. By the way, text messages do not count as a "writing" in Louisiana.
