Legal Question in Real Estate Law in Louisiana
I paid the deposit and signed a lease for a rent house in Lake Charles, Louisiana on Thursday July 30, 2009. Entergy denied power to the home, and required a meter inspection. The house failed the inspection, and a licensed electrician must fix several major problems before the electricity can be turned on. I also turned the water on Wednesday July 29, and the landlord said that he forgot about the broken pipe in the front yard. He turned the water off, and promised to contact a plumber. I have not heard back from him since Thursday, and no work has been done to the property. He is not returning my calls, and the address he gave as his residence is an abandoned house. My lease states that my move in day was supposed to be on Friday, July 31, 2009, and now my five children and I are living out of my van. What can I do?

That one is so bad that you might want to call the police and report a theft by fraud. Afterall, what landlord has an abandoned house for his address?
Additionally you can sue as a small claim if you can find him to serve him with papers.
