Legal Question in Real Estate Law in Louisiana

I picked up a lease on some property and it is land lock. The only place I can cross the owner said that I can not cross his land. What can I do.

It is not legal to sell a landlocked piece of property. Every land parcel must have access to a public road. At some point, that property had access to the street and the owner subdivided it and landlocked it. By law, you can compel that owner who subdivided it to make a drive to the street part of your property.
