Legal Question in Real Estate Law in Louisiana
I purchased my house 1 and 1/2 years ago from a contractor that bought the house after hurican katrina to flip it. I had a general and plumbing inspection done on the house. I closed on the house and thought all was good. 2 days ago I got a notice saying I failed to apply for a final shoring inspection. I called the office and they said they could not close the permit because a plumbing permit was never filed. I changed the light switch covers a few months ago and notice that the switches in the boxs were loose. Now I am afraid no permits or inspection on electric were done. Another thing I thought I would just live with is that the hot and cold water is backwards in the showers. This now makes sense since no plumbing permits were filed for. Is there anything I can do? The permit man said he would call me back today to let me know what my options are. I do not think I should have to pay for any inspections when the previous owner did not filed for the proper permits. Was it even legal for him to sell me a renovated house that was not properly inspected?

He had a duty to disclose and you had a duty to inspect. You may be able to file to have the sale declared void but it will take time and money.
