What are my rights

We are building/buying a custom home from a builder and the agent is a dual agent. We have changed our plans but every time we make a change the agent gets with the draftsman and make small changes like we wouldn't notice. What are our rights if the final plans are drawn up and they make changes that we did not approve.

I assume you notified the draftsman as soon as you discovered the first change and told him only changes YOU authorized were acceptable. The same goes for the builder concerning construction of the changes. I also assume you have informed the agent of your knowledge of the changes. There are a number of things you can do, depending on the extent of the changes, whether any unauthorized changes have been constructed, whether those can be torn down and rebuilt as requested, and the cumulative effect the unauthorized changes have on the final product. The more drastic the change, the more leverage you have. In any event, there are specific rules which apply to real estate agents, checking into those would be a good starting point.
