Sale of House Dispute

My mother in law placed her house for sale by owner. She asked if I would take the call and assist her. I agreed. Her neighbor expressed an interest in the property and submitted a verbal offer well below her asking price. The offer was rejected and she was informed of the minimum price willing to be accepted. She asked that i contact her if my mother in law received any offers. My mother in law received and accepted an offer. The neighbor is now threating legal action against me for failing to contact her. How concerned should I be?
