My Sister died no husband her children are not stable to maintain the property, which form do I need a Quit Claim Deed or a Grant Deed or What?

If this is a Louisiana Law question, then upon the death of your sister, her children immediately become owners of all her interest in any property she had unless there was a will saying otherwise. If the children are not stable then you cannot get them to legally sign anything. Sounds like the kids need a good attorney.
