Legal Question in Real Estate Law in Louisiana

unpaid property taxes

The real estate property is located in New Orleans. Past due taxes for two years were paid by an outsider. I was told that the property can be acquired by contacting the person who paid the two years of taxes from years ago, but never gain possession of property from the current owners. I can reimburse that person the taxes they paid, then I can try to get title of property by paying the remaining taxes, through a lawyer. Is this correct? Or, how does this work?

Re: unpaid property taxes

You are on the right track. You need to file a Request for Redemption. You will need to pay the cost of the sale (the taxes owed at the date of tax sale), a 5% penalty, and interest at a rate of 1% per month until the property is redeemed. You will also need to pay any subsequent taxes assessed on the property since the tax sale, subject to interest of 1% per month. A real estate attorney or title company in New Orleans should be able to help you with the paperwork, which is fairly simple.
