Legal Question in Wills and Trusts in Louisiana

My Aunt lives in the state of Louisiana. Her Husband died a few years ago and she was left with the mortgage on the house. This was a second mortgage. The loan was in both my aunt and uncles names. My uncle was survived by his daughter, from a previous marriage. There are also teen-aged grandchildren by my uncle's deceased son. Is there a way that my Aunt can sell the house despite money being owed on it and the daughter refusing to sign the paperwork?

She does not have to own something with other people. She will need to file a Petition for Licitation or whatever the local attorney feels is proper knowing all the facts, and have the property sole. I assume of course that your Uncle's succession was opened and all parties placed in possession of their percentage of ownership.
