You do not have the right to donate the land to your son without first being put in possessoin of the property. You will need to open a succession to get a judgment of possesion putting you in possession. If youi are the only child, and your son is your only child, you can appear and renounce your father's succession in favor of your son, and he can then be put in possession of the property. Otherwise, you will have to by act of donation, donate the property to your son after you have been put in possessoin of the property.
