Legal Question in Wills and Trusts in Louisiana

Can the donee's of a Donation of Inter Vivos require the donor to do major repairs on the home and to supply homeowners insurance on the home which the donor no longer owns. Also can there be any monetary compensation to to the donee's for the donation? Is the document valid if the Notary did not put his expiration date on it?
