Legal Question in Wills and Trusts in Louisiana

My father owned 80 acres with his 2 sisters in Louisiana. He died 1996. We did secession and we 4 children listed on land as owners along with 2 aunts now deceased since 2012 and 2018. Neither aunt’s children wanted to pay for a secession. Tye land is undivided. Now their children want to donate to their children for one of the aunt’s children about to die terminal disease. Can you donate to next generation if secession has not been done. None of their names on tax bill. Only my two deceased aunts.

Donations can be done within a succession, but a succession would have to be opened to recognize the new owners.
