Legal Question in Wills and Trusts in Louisiana

I inherited a trailer from my father when he passed away in Louisiana about a month ago and his girlfriend is still their and I'm have a buyer for the trailer but I don't know what my rights are to get her out of it. She paid the lot rent where the trailer is which is 100 dollars but that's it

Give her notice that you will be selling in writing by certified mail, request return so that you get the green card back as evidence. Keep a copy of the letter. Tell her in the letter when she has to be out. If she doesn't move, you may have to file an eviction proceeding. This is done in court or with a justice of the peace depending on where trailer is located. The first step to place you in possession is to file a succession if this hasn't been done yet. You will need the judgment of possession before you are truly the owner and can evict.

By inherit, I assume you mean your father's succession was opened and you were placed in possession of the trailer and you are not simply talking about the fact you are the only child of your father. Otherwise, you may need to do as Ms. Lucas says, however, if you have a legal judgment in hand giving you full ownership of the property, take that with the police and get her out. If you do that, I assume she will claim some reimbursement for money she spent on the property, so be ready for that.
