You need to open her succession and have the will probated. Once you are done, the Court will give you a Judgment of Possession, which is a Judgment from the Court stating that the heirs named in the will are now in legal possession of the property. That Judgment of Possession gets filed in the public record and, viola, the property has changed ownership.
