louisiana inheritance?

my father died, no will. i live in

louisiana. i have always been told my

mom owns half of the house and we,

the seven children, each own one

seventh of the other half. i was the

last of the seven and first and only to

go to college so my mom let me stay

as long as i maintained the house. i

went back to school and she again

agreed to the same agreement. my

mom has since written a will leaving

the house to me and naming me as

the executor of the will. can my

mother give me the house now so i

can get a mortgage to buy another

home, or do i have to buy out my

siblings? and if so, don't they owe me

for a seventh of all maintenance

cost?

Assuming all the children are over 23 and none have a disability that makes "forced heirship" mandatory; your mother can give you 100% of her half. Your father's half is divided between the seven children.

I suggest you consult an attorney. In the long run this will be cheaper and easier than sorting it out yourself.
