Legal Question in Wills and Trusts in Louisiana
My mother and father live in South Louisiana and when my father passed he left no will. The only thing was the home and some property rights. It is just my mom, brother and myself. My understanding is the house split 50/25/25 and my mom can live in it as long as she likes but cannot sell it without our approval. The property was spilt 50/50 between my brother and myself only. Mom refused to do a session so just trying to sort this out.

Assuming that the property is community, you are correct.
50/25/25 is correct. Either you or your brother or both can open the succession or do like many do and wait for mom to pass and then do 1 succession for both your mom and dad......not 1 succession each, but one succession that lists both your mom and dad in it. Dont stress mom out......
