Legal Question in Wills and Trusts in Louisiana
I am trying to purchase land from two young ladies that inherited it. They must be both 18 years of age before they can sell. One is 18 the other is 16. They along with there mother want me to draw up a contact with a lease with the option to buy the land once the youngest turns 18. Until then all they want is 100.00 per month until the youngest turns of age then i can buy it outright. Is this legal. Mind you the contract will be signed by both parties along with two witnesses and it will be notarized. They do not have the money to go to court and put in mothers name so that i can buy it now.

The 16 year-old is a minor, and cannot be bound by a contract until she turns 18. Mother and 18 year-old could contract, but minor would not be bound by it.
One solution would be to nave the mother appointed as the natural totor (guardian) of the minor. Unfortunately, this would involve legal fees and costs.
