adding my son to my deed

I would like to add my son to the deed on the property at which he lives and I do not. This is so that I can acquire home owners insurance with owner occupied rates. I am not elderly so I am not concerned with this aspect. What forms do I need to fill out and what is the process.

You would need to execute a quitclaim deed and a Maine Transfer tax form, even though there is an exemption for parent/child transfers. These documents would need to be recorded in the proper County Registry of Deeds. Also, if there is a mortgage on the property currently we would need to discuss the implications of this transaction with the mortgage's "due on sale" clause.
