Have a title search done to determine the record owner. All real estate has an owner, though sometimes the owner is not obvious. If the record owner is deceased, you will need to track down the heirs and have them quitclaim their interest to you. There are professionals you can hire who can track down heirs. The property may also have been taken by the Town for back taxes.

My firm has assisted many clients over the years with these sometimes complex title clearing issues. You can reach me at (207) 767-4824. www.atrlaw.pro
