Re: Deed to land

Frankly, this is something which you should really speak with an attorney about. The issue is that there may be other unintended negative consequences from giving your land to your son. A reasonably quick conversation with an attorney may be sufficient to eliminate much of the risk, and the cost of an attorney drawing up a deed, especially if you have the existing deed or it is available online, should not be significant.

Staples or OfficeMax might have standard deeds you can use. I don't know. Even if they do, I would be wary about using them.

You can perhaps use the current deed for the property as an example for drafting the new deed.

If the property is in MA, you can also go to

http://www.masslandrecords.com/malr/index.htm

There, you can find deeds for any MA property to get an idea of what a MA deed should contain.

Of course, you are on your own here if you improperly draft the deed. Just be certain to reference the proper Book and Page
