divide land without sale

i own a piece of land in ME with a friend.It is about 20 acres.I want to divide it evenly,so that each of us gets full ownership of his half of the original 20 acres.Land is currently held in joint tenency.

This is an issue of mixed real estate law and survey/description. Unless there is a natural topographical feature that is an agreed upon boundary, then a surveyor will be needed to at least create the division and property description. A deed will still need to be prepared. A full boundary survey is not necessary as it is more expensive. This may be achieved without sale by deeding a 50% equal interest from the both of you TO each of you. Refer to your original deed and speak with the county register/ recorder for poroper language, methods of taking new title, and costs.
