Giving a child land

My husband and I own our home and property with no debt. We want to give our 27 year old son 10 acres. How do we do this?

There is no more formality needed than the preparation of a deed and transfer tax form and properly recording them in the applicable County Registry of Deeds. However, there is an issue regarding the correct legal description if you are conveying a portion of your land. A surveyor may need to be engaged. Furthermore, depending upon your ages, other legal planning may be needed to comply with the Improvident Transfer Act and estate planning.
