house deed

My mother and I co-own (both names on deed) our home, she verbally(no binding contract) allowed my sister and her ''boyfriend'' move into the home without my okay, now they have had the house searched by dea and found drugs, anyway what recourse do I have to get those two out when my mother still says they can stay?

Other than obtaining a protection from abuse or similar Court Order against your sister, if your mother insists on letting them stay you do not have much of a choice as a joint owner of the property. Given the seriousness of the situation with crime, drugs, etc., you could get your mother to agree to make your sister sign a lease, and if she breaks the lease you can obtain a Court Order to evict, but again that involves your mother's co-operation.

As a final measure you could bring a partition action in Court and seek an Order that you or your mother buy each other out, or that the house be sold and you split the proceeds.
