House for sale with renters

We are considering making an offer on a house that currently has renters with a one year lease. We would like to live in the house. Are we obligated to honor the lease between the sellers and the renters? What are our rights?

The short answer is "probably". You are taking title subject to known possessory rights, even if it is not recorded. However, the lease may have a provision terminating the lease with notice upon sale, so the lease should be reviewed carefully before the conclusion is reached that the tenants must remain.
