I have purchased one half of an empty adjacent lot next door to my house. Who prepares a new deed that would add the additional lot to my present property?

I hope that you've had a title search done or are going to have one done prior to closing. Typically, the buyer prepares the deed. If you have a lawyer or title company do a title search, they can probably prepare the deed for you.

Unless the contract states otherwise, the Seller of real estate is responsible for the cost of generating a deed, although the deed is sometimes actually prepared by the buyer's attorney by agreement. Usually the cost is in the $125-$175 range. You may want to consider how you want to take title and factor in issues re possible merger or preservation of grandfathered rights on the adjactent lot.
