Question on reimbursement for services rendered

Is there a way to draw up an agreement between 2 people (the owner and another person) to compensate someone who has helped repair and maintain a piece of real estate in such a way that the person would be reimbursed only when the property is sold? The owner does not want to make the 2nd party a part owner, but just wants a document assuring this person that he/she will be reimbursed at the time of sale.

The most obvious document would be a simple, private mortgage granted by the owner to secure the obligation. Otherwise, any agreement can be drawn up for payment when the property sells, and if the owner fails to follow through with payment at the agreed upon time the other party can sue in Court. However, the legal process is expensive and time consuming so from the other parties' perspective, that is not the preferred course of action.
