Quit claim

I have a deed that states the dimentions of my property 60'X150' with a 15'X150' right of way on my property, meaning I have only 45'X150' buildable land my neighbor told me they own the 15''X150 ROW via a quitclaim deed. I then looked onto it my self and found, to quit claim land you need to notify the actual owners and abutters.Acording to the quitclaim deed I wasn't notified ''my name doesn't appear on the quitclaim deed. At the time the claim was made I was the owner '' does this void the deed? or do I even have a leg to stand on.
