I would not say that it is necessary in all instances; For example if you are a seller it is probably not necessary, or if you are borrowing money for the purchase of residential, the Bank has a Closing Agent that will largely make sure the Closing is done correctly (this benefits the bank). Nevertheless, if you are using cash, or if there are any questions about easements, condominium issues, etc it is best to at least consult for a lawyer before the closing.
