How long does a buyer have to complain after he buys a home? What rights do the sellers have? This is what is happening. We sold our home on Oct. 31, 2007. About a month before we replaced a cracked well tile. We told the buyers about this, they continued on with the sale. Now they are complaining about the well being murky from the rain we had(the ground was just dug up it takes time for it to become hard again). We explained all this, we even went up to see if we could help them, which included us buying a hundred dollar water filter for them. When is enough, what rights do the sellers have? They still owe us money from the sale of the home. We were asking for it and now they want to get a new well on us. HELP!!! Sincerly

The 2 keys to thinking about this problem are if there were any warranties, and what was disclosed. Usually there are no warranties with a home sale, so the focus should be on disclosures- were they in writing? was the problem disclosed? If it was not disclosed, was it known to the seller and hidden?

Assuming the problem was not hidden by the seller, the buyer usually has little recourse post-sale to have defects fixed. That is the purpose of the inspection before the sale.
