Can a sole proprietor put a real estate lien on a customer/client's property for non-payment of services?

A mechanic lien can be asserted by a sole proprietor or an entity such as an LLC or a corporation. However, the lien is available only in certain instances for services that improve a property value, or its listing for sale.

Garden variety personal services, contracts, etc cannot be the basis for a lien. In fact, a wrongful lien may expose the other party to damages for slander of your title.
