title/deed chain

I have property with a deed chain

going back to 1890; can I use the

1890 deed as proof of land boundaries? I have heard that

a search is valid for 40 - 60 yrs

only .. is that correct? I thought that it was valid to go back to the earliest date to prove ownership.

You are basicly correct on both accounts. An old deed, say from 1890, can be used to assist in a boundary dispute; however, a surveyor is usually necessary to obtain the best evidence in a boundary contest. A standard title search does go back 40 years for the purposes of determining liens, ownership, etc., but that does not preclude someone going back further if necessary, as the case appears to be for you.
