You are correct that Tennants in Common will pass property at death according to the person's Will or lack thereof.

If the property can be legally divided, then a survey is best and cross deeds be exchanged to put the specific section in single ownership. If the property cannot be split, then it can be sold and proceeds split.

It is also possible for an estate to pass other assets to an heir of equal value to the share in the real estate, and for the real estate to then be deeded to fewer heirs.
