Lease
If a lease is contingeny upon lessee obtaining a liquor license within a specified period which expires. Lessee may terminate lease or lease may be extended with mutual consent. The lease is extended with mutual consent, What is the nature of the lease? Lease at will , etc. ?

I can already tell that you are on the verge of getting yourself in a legal mess, just by the way you incorrectly throw around terms, like "lease at will". Consult with a local attorney.
