Legal Question in Family Law in Maryland

I have Durable POA for my mother. Do I need her to sign title to her van if I need to sell it? Also I ned to put my name on the DEED to her Condo?

Since you already have the POA, you can sign the van title, and also can sign her name to a new deed adding you as a co-owner. You should get an experienced real estate attorney to prepare the deed; I often do this. Just make sure you sign this way: "Mary Smith, by her attorney in fact, John Smith".
