Legal Question in Landlord & Tenant Law in Maryland
At the end of our lease this Aug we will have lived in this apartment for 3 years. We've been told by multiple people that Apartment Complexes in MD are required to replace carpets after three years. Is this true?

No, it is not true. What is true (and what people are probably referring to) is that a landlord cannot force a tenant to pay to replace a carpet when it is damaged due to ordinary wear & tear.
Common sense dictates that occasionally repainting and recarpeting will need to occur. If you have lived somewhere longer than 3 years such things may need to be replaced in between tenancies or otherwise due to ordinary wear and tear and if so, a tenant shouldn't worry about paying for it. That being said, there is no law requiring a Landlord to rip out carpet every three years.
