Legal Question in Landlord & Tenant Law in Maryland

My tenant has given me a notice that she would be vacating the premises and surrender the key on Oct. 31, 2009. I agreed to it and both of us signed paper.

As of today, she has moved out everything except one very old, (may be broken) TV and an old little table (may be broken too). I have called her and e-mailed her and asked her to come pick them up. I also left message and told her that after Oct. 31, 09 anything that she left behind in my home would be considered garbage and would be trashed. She won�t return the phone calls and won�t reply my e-mail either.

My questions to you are:

1) Tomorrow midnight after 12 am, may I put her stuff on the street?

2) If someone sees and likes them and takes them away. Am I responsible for it?

3) May I change the locks after Oct. 31,09 since she should not return to my home any more. Plus she steals every day while no one was watching or no one was at home.

Please advise.

I will really appreciate that.

She abandoned her property and unless you agreed to store it for her, I don't see any reason why you should have to keep it past her lease term. If she is no longer your tenant, you can change the locks.
