Add Name to Deed

i am in financial trouble so a cousin is willing to be added to my deed and pay mortgage. is that wise to do?

No. The better solution is to give your cousin a second mortgage, which will provide your cousin with the security he/she wants. If your cousin wants interest for the money he/she is in reality loaning you, which is only fair, a promissory note should be prepared as well. When the property is sold, your cousin would get their money back and the accrued interest. But you would still control the property, and if there is some equity at some point and you want to sell, you would be able to do so without interference from your cousin.

If your cousin is agreeable to this procedure, a real estate attorney can prepare the necessary documents and see that they are properly recorded.
