Adding a person on a home deed

is there a way of adding a person to a deed with out having to refinance your home loan

Yes- Simply have an attorney prepare a quit claim deed. You may be responsible for the transfer taxes associated with such transfer.

Yes. The present owner(s) have to sign a new deed conveying the property to themselves and the person who is being added to the deed. You should consult a real estate attorney who knows how to prepare a deed to make sure this is done properly, and that the deed is properly recorded in the land records.

Technically, doing this might constitute a violation of the terms of your mortgage, but in actual practice, as long as the mortgage is paid up to date, the mortgage company won't be concerned.
