Adverse Possession

A neighbor has posted a private property/no trespassing sign on property that has no 'owner of record' (deed, taxes or plat). I am seeking ownership by adverse possession. If there is no owner of record, can I still pursue this under 'adverse possession'. Other suggestions. Thank you

Every property has an owner of record. It may not be the actual legal owner due to the failure to update, but there still must be an owner of record if it's private property. If you occupy the property openly and notoriously for 20 years, you can claim title. If the sign-posting neighbor has no authority over the property, he has no right to control access to it.
