adverse possession

i need all the help i can get on adverse possession in the state of maryland... a friend is in a real jam...please help.. she has used a piece of land only twenty years.. she uses part of it as a driveway .. which was always there and behind the driveway she put in a garage ..but the garage has not been there twenty years..she offered the land owners alot of money which they declined and she is in need of help

These matters are very fact specific, but it may be that she is entitled to keep the property on which the garage sits if she can prove she used it for long enough. I practice in MD and have handled adverse possession cases, so please let me know if I can help. Your friend definitely needs a lawyer -- without one it is very likely that the garage will have to be torn down.

Your friend should probably talk to an attorney - these types of issues are very fact specific. She could be in danger of having to tear down the garage. It is unclear from your meesage what it is you seek - you did not ask any questions. Depending on the facts and her previous use of the property, she may be entitled to the property under adverse possession, but it would be irresponsible of me to render any opinion on that without knowing the facts of the matter.
